How you prepare your home for showings can make a major impact on potential buyers. You really want your home to be looking its best in order to fetch the highest price.
Here are 4 tips for creating an inviting environment during home showings.
Make Your Home Spotless
The kitchen and bathrooms are paramount and should be "deep-tissue cleaned". Professional interior and exterior window cleaning should be done and is money well spent. Eavestroughs should be clean and free from leaves/debris. Every area of the home tells a buyer about the level of care the homeowner has taken over the years. Any negatives are carried with the buyer throughout the viewing and will definitely affect their decision to proceed or not with an offer.
Remove All Odors
Be careful about what you cook the night or morning before a showing. Even if you don't notice them, food odors can linger around and make a bad first impression on potential buyers. It’s best to keep your home smelling as neutral as possible so you're not scrambling to cover up a smell at the last minute.
Make sure that everyone is out of the house at the time of a showing. You should remove any of your personal items as well. You want potential buyers to picture themselves living in your home, so put away all family photos and other items such as children's artwork or report cards.
Make A Good First Impression
The first thing potential homebuyers see when they pull up to your house is the outdoors. First impressions are important, so make sure the front yard is cleaned and maintained. Cut the lawn before showings and pick up any loose sticks or debris. Consider adding potted plants for an extra boost of curb appeal!
