"The reason they chose this one is that it's an end unit, so it's more like a semi as opposed to a row townhouse," she explains.

When a builder constructs a house for his own family -- as was the case with this home -- state-of-the-art details, amenities and finishes are to be expected, agent Nutan Brown says.

"In comparison to someone making a house with the intention of selling it, you don't quite get the same level of workmanship," she says, adding that the former owner works with top local designer for high-end projects.

"It had virtually every toy imaginable, from electronic gates . . . to a built-in sound system, alarm system and video surveillance system. And it has an in-ground pool."

The detached two-storey house was built in 2001 near Burnhamthorpe and Martin Grove roads, where a bungalow had stood.

After a citywide search for a home in move-in condition and a potential basement apartment, Nutan Brown's clients eventually chose this two-storey, semi-detached home near Dufferin Street and Rogers Road.

Renovations were recently done to the 60-year-old home, which has three bedrooms, three bathrooms -- one on each level -- and a basement with a separate entrance, kitchen, two bedrooms and a laundry room.

"Compared to many of the other properties, it was truly like a shining star," says Ms. Brown, who recalls looking at about 20 homes in the east and west ends. "[The purchasers] live less than 10 minutes from where they ended up buying, which is perfect for them because it means that it's a small neighbourhood change."

There are hardwood floors throughout, and the living room has a faux fireplace. Ceramic flooring is featured in the kitchen and main-floor laundry room. The former has a door to the yard.

There is a parking pad for two cars in front, although the new owners don't have a car so they will appreciate that public transit is nearby, Ms. Brown says. But, she adds, "It's considered a bonus for them that there is a [parking] spot."

For renters set on purchasing their first home near their current address near Keele Street and St. Clair Avenue, agent Nutan Brown found them this new, two-storey condominium townhouse.

"It delivered well on all their criteria, including price, size and location, in terms of TTC access," Mrs. Brown says. "And the newness of it lends itself to less-immediate maintenance."

When the townhouse was built less than a year ago, it was upgraded with materials, such as hardwood floors on the main floor and broadloom upstairs and in the basement.

"All of those [finishes] were very good quality," she says.

"The value was much higher there than in other comparable properties."

The location of this detached, two-storey residence in a mixed residential and commercial neighbourhood likely kept it on the market for nearly five months.

But it took only a few days for local renters to make an offer on it, their agent Nutan Brown says. "There is a factory across the street, but to them it was a non-issue because the house offers great space and a nice-sized yard," she says. "It is a desirable area because it's just on the perimeter of Roncesvalles Village without Roncesvalles Village price points."

The home is on a 20-by-110-foot property with a detached garage out back and a brick and stone fireplace that could be refurbished for outdoor cooking. The yard also has full exposure from the sun, which is a bonus for adding flower or vegetable gardens, Ms. Brown adds.

Inside, the front door to the 1,300-square-foot home opens into the combined living and dining room covered with hardwood. The kitchen is a good size -- measuring 16 by 8 ft. -- and it has a side entrance to the yard and basement.
