From the street, this three-storey residence backing on to the Humber River and ravine doesn't appear quite as spacious as it is, agent Nutan Brown says.

"It's deceiving from the front because once you get in, there are four levels of absolutely fabulous living space," she says. "The space was also finished with the highest [quality] finishes and exquisite taste."

The previous owners constantly renovated and modified the house, which contains more than 6,500 square feet of space on the three levels and another 2,000 square feet in the walkout basement.

"There was so much space down there for [the family's] enjoyment and for entertaining," Ms. Brown says.

There are five bedrooms, six bathrooms, two kitchens and two wide solariums across the rear of the residence.

"Looking out on to the river with the trees covered with snow ... it was just absolutely spectacular," says Ms. Brown.

After a long search for a two-storey, semi-detached residence in the High Park and Roncesvalles Village neighbourhoods - where bidding wars often inflate prices - the buyers shifted their sights to North York. They found this detached house for about the same price they would have paid for a smaller one in the other areas, says their agent, Nutan Brown.

It is a three-level side-split with about 2,200 square feet of space, plus a finished basement.

"They probably doubled the square footage they would have been able to get in the west end," Ms. Brown says. "It's phenomenal space and value."

The buyers overcame their initial reservations about the fact the property backs on to a cemetery. Indeed, the feature is actually a bonus, the agent says. "There are no neighbours, so it's almost like a private ravine property. And it's actually a very beautiful setting with the snow and the greenery."

Ms. Brown also notes that the south-facing garden is lined with tall trees and fencing.

The 50-year-old house has been well-maintained, the agent says, but needs "some modernizing and cosmetic changes."

In the past few years, broadloom was installed over the original hardwood floors and the furnace and roofing were replaced.

On the main floor, there is an eat-in kitchen, and living and dining rooms with large windows.

Up one level is the main bathroom and three bedrooms, while down one level, there is another bathroom and a library with built-in shelving.

This three-storey, semi-detached structure near Dundas and Jane streets hardly gives passersby an idea of the unique split-level living space within its brick facade, agent Nutan Brown says.

"It used to be a commercial space that was occupied by a framing store and a gallery," she explains. "[The sellers] continued with that theme and made all these beautiful light fixtures, and exhibited phenomenal amounts of art.

"It is truly unlike anything I've ever seen, especially in the Bloor West area."

About three years ago, the sellers turned the century-old home into a single-family home with 2,800 square feet of space, including two bedrooms, three bathrooms and a finished lower level.

The property is still zoned for both commercial and residential use, though the buyers will maintain it as their home.
